The Downtown Denver Office Market

Downtown Denver Office market is the metro area’s largest office submarket with 29.9 million SF in 130 buildings. After several years of record high negative absorption, approaching 2 million sf in 2021, the out flow of Denver office tenants dropped to a minor 65,000 sf in 2025. At the end of 2025, Downtown Denver office vacancy hopefully peaked at a high of 32% but with more and more employees returning to the office, the completion of the 16th Street Mall redevelopment, and the passing of $570 million bonds by the city to revamp downtown, optimism is high the Downtown Denver Office Market will begin its recovery in 2026. Significant office leases in 2025 include Colorado Department of Labor’s 128,000 sf at 707 17th, SM Energy’s renewal of 74,000 sf at the Wells Fargo Center, Reed Smith’s 31,000 sf at 1900 Lawrence, and Bank of America’s 29,000 sf at 675 15th Street.

LoDo

The LoDo office market consists of 166 buildings totaling 9.1 million SF. Once the darling office market in the downtown area it too has suffered with vacancy at the end of 2025 of increasing to 23.4% as a result of negative absorption of 427,000 sf. Significant office leases in 2025 include EOG Resources’ 9,000 sf at 1550 17th Street, Dish Network’s renewal of 32,000 sf at 1601 17th Street, and MarketOnce’s 30,000 sf at 1551 Wewatta.

RiNo has also become home to a new growing office market with a different kind of office building,combining the best of attributes of urban high rises with suburban campuses. RiNo offers 126 office buildings totaling 6.6 million SF and was one of the few submarkets in the Denver Office Market that enjoyed positive absorption, 307,000 sf, reducing vacancy at the end of 2025 to 25.3%. Significant offices leases signed in 2025 include Dispatch Health’s 30,000 sf at the 3827 N Lafayette and Riot Platform’s 17,500 sf at 1701 Platte Street.
