The Downtown Denver Office Market

Downtown Denver is where Colorado Cowboy meets Urban life in an exciting multifaceted place to Live, Work and Play. 

Denver is an outdoor city with a vibrant, walkable downtown offering urban adventures for everyone. Downtown’s free 16th Street Mall shuttle connected to the light rail system makes it easy to get around and commute. Visit Larimer Square and the renovated Denver Union Station in historic Lower Downtown (LoDo), where Victorian renovated brick and timber buildings now house restaurants, galleries, shops, bars, brewpubs. and coffee houses, or head to Denver Pavilions where you’ll find shops, restaurants, bars and a movie theater.

Downtown Denver is the metro area’s largest office submarket with 29.9 million SF in 128 buildings. At the end of 2024, office vacancy reached a record high at 31% but with more and more employees returning to the office, the near completion of the 16th Street Mall redevelopment, and the passing of $570 million bonds by the city to revamp downtown, optimism is high the Downtown Denver is on its way to recovery. Significant office leases in 2024 include Ovintiv’s 262,000 sf renewal at Republic Plaza, Johns Manville renewal of 121,000 sf at Denver City Center, and Civitas Resources renewal of 99,000 sf at 555 17th Street.

LoDo

LoDo (Lower Downtown) is just west of Denver’s CBD, and has grown from rundown old brick warehouses and lofts to the trendiest, hottest places to be in Denver. From the close proximity of both the Pepsi Center and Coors Field to the countless bars and restaurants you can walk to, LoDo is the best neighborhood for a young professional. Union Station, in the center of LoDo, has been completely renovated to become the hub of Denver’s mass transit system and includes new office buildings, restaurants and entertainment.

The LoDo office market consists of 174 buildings totaling 9.5 million SF with vacancy at the end of 2024 of 18.9%. Significant office leases in 2024 include Ibotta at 80,000 sf at 16 Market Square, Amazon at 47,000 sf at 1515 Wynkoop, and Monday Inc at 26,000 sf at 1755 Blake. .

RiNo

As LoDo has risen in popularity and expense, its sister neighborhood to the north RiNo (River North Arts District) has fast become the new hotspot. ,RiNo is where “art is made”, boasting historic warehouses and factory buildings that are home to everything from music venues, restaurants, breweries, and a plethora of art galleries and studios.

RiNo has also become home to a new growing office market with a different kind of office building with combining the best of attributes urban high rises with suburban campuses. RiNo offers 127 office buildings totaling 6.3 million SF with vacancy at the end of 2024 of 26.7%.. Significant offices leases signed in 2024 include Fennemore’s 36,000 sf at the Current River North and Colorado Trust’s 14,000 sf at HUB North.
