The Denver Tech Center Office Market

The Denver Tech Center (DTC), bordered by I-225 on the south, I-25 on the west, Arapahoe Road on the south and Havana on the east, is the largest office submarket in Denver outside of the CBD at 13.1 million sf of office space. This bustling suburban center is home to some of Denver’s largest employers including: Charter Communications, Western Union, Great-West Financial, Newmont, and Re/Max HQ.

The DTC Office market offers some of the finest suburban office buildings including new construction and timeless landmarks. At the end of 2024, full service rental rates range from the mid $40’s for Class AAA to the mid/low $20’s for value oriented space. Availability at 24% is at record highs. Significant office leases in the Denver Tech Center in 2024 include Spectrum’s 299,000 sf renewal at Granite Place in Village Center, Pultes Mortgage’s 36,000 sf at Belleview Station, AECOM’s 30,000 sf at 7595 Technology Way, Fidelity Information Services 22,000 sf at Metropoint II, Rightway Healthcare’s 18,700 sf at Terrace at Orchard Station and Lokal Homes’ 14,000 sf at Crescent VI.

The DTC is also home to some of Denver’s most popular restaurants including: Shanahan’s Steakhouse; Eddie V’s, Del Frisco’s, Ocean Prime, Ya Ya’s, and the Original Pancake House. Some of Denver’s nicest neighborhoods are also nearby including Cherry Hills, Greenwood Village, and Centennial.
